Construction and Development are the lifeblood of our business. Over the past few years we have found our knack for renovating properties that have outlived their original purpose. When we walk into a house that has been neglected, we visualize what used to be. It’s both inspiring and sad to see houses that were once full of life and family fall into disrepair. We spend time contemplating the design that served well in days gone by. It’s always an exciting challenge for us to determine what part of the original plan has stood the test of time and what is ready for a fresh new design. Some projects are simple, they are functional and just need a cosmetic update. Other properties never flowed well and need a complete overhaul. Then there are some that could function fine with those changes, but the neighborhood has evolved, or land value has increased, calling for a complete remodel or even a tear down for new construction. Perhaps even a different use for the property all together.
The battle with development is utilizing the site for its highest potential. It is important to make sure the house or building fits its site, environment, and end user. Who will live or work there? What do they want? How do they live? The house itself is rarely the key indicator with regard to whether or not we will take on a project. The most important aspect is always location, site conditions and neighborhood. That said, it’s hard to pass up a cool old mid-century house on a hill or a quaint craftsman in a busy downtown area despite its location, site conditions or the neighborhood. Some houses just call your name and your gut tells you to go for it. Those projects end up being the most trying and the most rewarding.
An added benefit to bringing properties back to life is watching neighbors get excited about the transformation of the eyesore they've been living near. It's not uncommon for the neighbors to start sprucing up their homes and before you know it the whole neighborhood has been revitalized. We love meeting the neighbors and consulting with them about how they can add value to their property as well.
