45th Avenue South
Auburn, WA
About the only thing this house had going for it was abundant square footage and a large yard. It was a single family home that had been converted to a group home and had undergone many illegal and unsafe renovations throughout the years. The group home was eventually shut down by the state but it was not secured. Despite the lack of working plumbing and utilities the house was being used by local teens for partying on a regular basis and it was a mess inside and out. Once the safety issues were addressed and the house and yard were cleaned out it became a pretty straight forward renovation. The best use of this large house was to add a kitchen to the downstairs and additional laundry upstairs so that it could be utilized as two separate fully functioning units. The upstairs unit finished out at 1700 sf with 4 bedrooms plus a den and two baths and the downstairs unit finished out at 1700 sf with two bedrooms and one and a half baths. The downstairs unit already had a separate entrance and an additional bonus room big enough for a pool table. Modern clean finishes made this house very desirable in this renter friendly neighborhood.
